The Wates team and our sub-contractors would like to thank you for your continued patience whilst we have been on site at Hare Park Grange.

Our site will close for the Christmas period on Friday 21 December, and will re-open in the new year on Wednesday 2 January.

Externally we are fighting the winter elements continuing with flagging and forming the path ways ready for tarmacing. Internally the flats are looking cosy already. We are continuing with the 3rd fix items, testing, commissioning and snagging.

Externally despite the noticeable change in the weather we are continuing with the flagging and block paving to the parking bays. Internally Block 1 is very much as last week all doors and ironmongery are on, decorating is on going with the 3rd fix items shelves, bathroom curtains etc. Block 2 is ready for final decoration and then hanging the doors.

Externally we are continuing kerbing and flagging to the front of Block 1. Internally in block 1 we are continuing decorating, 3rd fix joinery, hanging doors and fixing iron mongery. In block 2 we have completed the tiling and are continuing the 2nd fix mechanical and electrical, allowing the decorators to complete their work.

Externally we have commenced block paving the parking bays, flagged around the back of block 2 and commenced laying the kerbs to the haul road.
 
Internally we are continuing 2nd fix electrical and testing 3rd fix mechanical, fixing taps and showers etc. The decorations are complete in some plots allowing us to commence with the 3rd fix joinery items including doors,shelving and bath panels etc.

Externally we are forming the parking bays in front of Plot 1,  laying the edgings and aco drains and the electric meters are now being fitted.
 
Internally we are progressing well the kitchens are installed, the bathrooms are 2nd fixed complete, the vinyl flooring in the kitchens and bathrooms is almost complete and the decorators have started finishing the walls and glossing the wood work.

Externally we have base coated the road and path in front of the garages. Also commenced laying the paving slabs to the rear of block 1, working our way around to block 2. Internally we have installed the kitchens in block 1 continuing with the tiling and 2nd fix electrics which include lights and sockets. Also fitting the toilets and pipe boxings giving the decorators a clear run on Monday .

The installation of the kitchens and bathrooms is progressing well, with decoration due to follow in the next couple of weeks.

The plaster works is all-but completed and the flats are starting to take shape nicely.
Some of the plots now have the vinyl fitted to the bathrooms and kitchens, although they are protected and covered so can’t always be seen.

Externally the ground-workers have started to shape up the front and rear of the properties and now gives a better idea of the profile of the area.

Externally we are continuing with installing the water and electric services to the plots. Also at the top of site we are block paving the parking bays, forming the road and path in front of the garages. Internally we nearly have a full compliment of trades, continuing on are plasterers in plots 17 & 18 behind following on are plumbers 1st fixing the kitchens,bathrooms and radiators then Joiners fitting kitchens, skirting and architraves. This weeks new addition tillers tiling the bathroom and kitchen.

Externally we prepared a trench for the 90mm water main and the duct for the main electric cable. Once installed we can back fill the trench. Internally we are progressing with the installation of the kitchens and the bathrooms which will then release work for the tiler due next week.

Externally the ground workers completed the parking bays ready for the relocation of the cabins on Monday. We will then concentrate on the installation of the services, gas, water, electric and BT. 
 
Internally we are progressing with closing up the walls and plastering. Some plots the plaster has dried sufficiently for us to mist coat followed by the fitting of the casing, architraves and skirting. The 2nd fix plumbing has commenced with the fitting of the boilers and associated pipework to the kitchens, this will enable us to install the kitchen units next week.

We have managed to complete the render and mastic to the 1st floor windows which has enabled us to commence with the stripping of the scaffold starting with block 2 . The groundworkers can now return to lay the services and complete the externals. We are concentrating on the parking bays so we can relocate our site cabins.
 
Internally we are progressing nicely with the 1st fix mechanical and electrical, following on with the plastering. We have plots now which are dried out and ready for the mist coat of paint. This then allows us to fix the boilers and radiators. Next week we can the start 2nd fix joinery, door casings, skirting and architrave.

This week we have completed the 1st fix mechanical and electrical in some flats enabling us to close the walls and commence plasterering. This is a rolling process through the plots.
 
Externally we have managed to complete a couple of rendered panels inbetween the heavy downpours. We need to complete the render before stripping the scaffolding.

Internally, we are carrying on 1st fix mechanical followed by the 1st fix electrical.  Once a flat has been handed over, we proceed to close up the ceiling and walls. 
 
We are are fixing plywood to the kitchen and bathroom walls for extra strength for wall cabinets etc.

With the 1st floor acoustic floors complete, we commenced with the building of the internal walls allowing us to commence with the 1st fix mechanical later on in the week. This will be followed next week with the 1st fix electrical. The plots are really taking shape now.
 

Last week saw us progress the internals.  Once the acoustic floors on the 1st floor were installed, we set out the internal walls and boarded one side which released work for the mechanical installation, which commenced back end of the week. The perimeter walls and ceiling on the ground floor are continuing and this week we will be setting out the internal walls on the ground floor ready for mechanical and electrical installation.

Last week saw us almost complete the brickwork up to the eaves on the front elevation which will be completed early next week.
 
Internally we are progressing with the acoustic floors on the 1st floor and boarding the ceilings and perimeter walls on the ground floor. Once they have been taped and jointed this will allow us to set out the internal walls.

Last week saw us top-out to the road elevation.  The front doors are now installed and the brickwork is progressing nicely to the 1st lift.
 
The internal ceilings and perimeter walls to the 1st floor are now complete, and whilst the acoustic floors are being installed we can board the ground floor ceilings and perimeter walls.
 
We recharged our batteries over the Bank Holiday weekend and have come back raring to go...!

Last week saw us progress the masonry to the road elevation almost up to the eaves.  This should be completed this week. The front doors are being delivered and installed this week, which will enable us to continue with the masonry to the front elevation.

The internals are picking up pace.. we are plaster boarding the 1st floor perimeter walls, and taping and jointing. This will be followed by the installation of the acoustic floors.

Last week we took full advantage of the better weather, progressing the masonry up to the 1st scaffold lift.  The scaffolders will then come and deck out the 1st lift and higher the loading bays.
 
Internally we plaster boarded the 1st floor ceilings, following on we will be plaster boarding the walls.
 
A good weeks' progress made... matched only by our local Olympians - if we put Yorkshire in the medal table we would be above Australia !

Last week we felted and battened Block 2, carrying on with tiling the roof and at the same time loading and tiling block 1. The gable ends of the roof will have to be completed once the outer brick/stone skin as been brought up to give the exact line to finish the tiles to.  With the roofs loaded out earlier on in the week we commenced the masonry to the gable and road elevation to block 1.  Internally we fitted the staircases, which allowed access to insulate the party walls and ground floor ceilings and installation of the windows. This will allow us this week to commence with plasterboarding the ceiling and walls, starting on the 1st floor. 
 
Last week our efforts were matched by Team GB with a Gold medal frenzy seeing us shoot above Kazakhstan in the league table !

This week saw us concentrating on getting the block 1 water tight.  First installing the fire socks and eaves ventilation, continuing with the soffits and fascias then felt and battening the roof, enabling us to load the roof with roof tiles.  We also commenced with the installation of the windows. With all this achieved we can put our feet up this weekend and enjoy the opening ceremony of the 2012 Olympic games!
